🇺🇸 National Mortgage Rate Update

The average 30-year fixed mortgage rate is currently 6.67% (as of July 29), according to Bankrate. Rates reached a 2026 high in mid-July before moving slightly higher.

Here's what experts are forecasting:

Mortgage Bankers Association (MBA):

Mortgage rates are expected to average around 6.5% through 2028.

National Association of Home Builders (NAHB): Projects rates averaging approximately 6.18% in 2026.

Bankrate Rate Watch Survey: Opinions remain divided:

- 📈 50% expect rates to increase.
- ➖ 30% expect rates to remain relatively unchanged.
- 📉 20% expect rates to decline.

In addition, U.S. foreclosure filings increased 21% during the first part of 2026, with FHA and VA loans experiencing the greatest level of financial stress.

Rate increases are tied in part to higher oil prices from renewed conflict involving Iran. Redfin reported pending home sales down 2.2% week-over-week for the four weeks ending July 12 .Fannie Mae expects the 30-year rate to hold near 6.4% for the rest of 2026; the Mortgage Bankers Association projects closer to 6.5% for Q3 and Q4.i

The Panama City Beach and 30A market remains active but more selective than in prior years — buyers have more choices and sellers need disciplined pricing to generate serious activity. Panama City metro inventory rose to 3,055 active listings in June 2026, up from 3,015 in May. Panama City Beach condos remain price-sensitive, especially those with higher HOA fees, older interiors, or weak rental numbers, while 30A and South Walton stay luxury-driven with buyers still watching price, days on market, and rental restrictions.
