Bay County's real estate market shows mixed trends in February 2025, with varying performance across property types. ​
Detached Single Family ​

New listings increased by 0.5% from 396 in 2024 to 398 in 2025. ​
Pending sales decreased by 3.7%, from 267 in 2024 to 257 in 2025.
Closed sales dropped significantly by 23.5%, from 234 in 2024 to 179 in 2025.
Days on market until sale increased by 2.2%, from 90 days in 2024 to 92 days in 2025.
Inventory of homes for sale rose by 10.1%, from 1151 in 2024 to 1267 in 2025.
Median sales price increased by 1.7%, from $355,250 in 2024 to $361,250 in 2025. ​

Townhouse/Condo

New listings decreased by 16.6%, from 307 in 2024 to 256 in 2025.
Pending sales fell by 15.7%, from 115 in 2024 to 97 in 2025.
Closed sales increased by 4.7%, from 86 in 2024 to 90 in 2025.
Days on market until sale surged by 43.0%, from 79 days in 2024 to 113 days in 2025.
Inventory of homes for sale rose by 5.9%, from 1272 in 2024 to 1347 in 2025.
Median sales price decreased by 13.3%, from $375,000 in 2024 to $324,950 in 2025.
