Millions of homeowners are sitting on 3% mortgages and looking at today’s rates thinking, “Yeah… I’m not going anywhere.”

And THAT is a huge reason the housing market feels so frozen right now.

Imagine you bought or refinanced a few years ago and locked in a mortgage around 3%.

Now you’re thinking about moving.

Same general loan amount.

Same basic house budget.

But now the mortgage rate is around 6.5% to 7%.

Your principal and interest payment can jump roughly 45% or more.

So even if you WANT to move, you start looking at the monthly payment and thinking...

Why would I voluntarily do that to myself?

That’s the lock-in effect.

People are staying in homes that may no longer fit them perfectly because the mortgage they already have is just too good to give up.

And when fewer homeowners sell, inventory stays tight.

When inventory stays tight, prices stay stubborn.

So yes, mortgage rates hurt buyers.

But they’re also keeping a ton of would-be sellers planted exactly where they are.

The worse part about selling Real Estate…is when your friends move! This one hit hard too! I met Mr. & Mrs. Zaydman (no tagging them incase family doesn’t know yet) soon after I moved to Freeport. I house watched their house when they traveled and Mike did their lawn care. Admired them when I would see them walking and at the gym. The absolute sweetest couple that showed true love for one another and still does. Mr. Zaydman needed better medical treatment and the Mrs. agreed, so off to Missouri they went. Their son and I team worked the fully furnished house for 3 months getting it ready for this “different market” we are in. About 21 days later we had 3 offers…the buyers appreciated the work and it paid off. Over asking price and a super quick closing so the sellers no longer have to worry and can focus on their new chapter.
