Avoid these mistakes when selling your home!
1. Overpriced Home 💰 It is critical to price your home appropriately. Have your realtor conduct a comparative market analysis and take a look at it with an open mind.
2. Showing Availability ⌚️ Make sure that your home is easily showable for prospective buyers. When your house is on the market, get used to showings happening at inconvenient times if you are still living in the house. Discuss availability with your realtor so they can provide ample notice to show your home.
3. Cluttered Space 🛍 Make sure your home is clear of any excessive clutter. Ideally, buyers should be looking at a house for what it could be for them, however, many are still turned off by the presence of clutter. Decluttering your home prior to listing it is the best approach.
4. Unwilling to Negotiate 🤝 This is a big one. Remember, in a real estate transaction, everything is negotiable until closing. Depending on market conditions, you may have to be more flexible on your price or may need to consider conceding to buyer requests for closing fees or other requests.
5. Unwilling to Make Repairs 🏚 This is a fairly common one, and I get it. However, reasonable repairs can and should be made. For larger repairs that could cost more than you are willing to pay, consider offering a credit in lieu of the repair. Making appropriate and reasonable repairs is necessary in many cases to satisfy all parties.
6. Unpleasant Odors 🗑 Let's be honest, no one likes to walk into a smelly room, not even you. Make sure to clean your home and make sure that it is in a state of cleanliness while it is being shown. You don't want an unclean home or strong odors to be the reason your home doesn't sell.
