Multiple offers can be intimidating. If you’re already at the top of your budget, your terms could be what saves the day. When I encounter this situation, I recommend:

🔑 Minimal contingencies with a smaller inspection window
🔑 More than 1% in escrow - shows the seller you are serious & raises the stakes
🔑 Offer to cover the cost of title search & insurance
🔑 Assure the seller that if selected, their previous home will be in good hands.
🔑 Include a personal note from the buyers to make your offer feel more personal & less like another piece of paperwork.

I can’t emphasize it enough - NOW is a great time to buy.
