After a very busy weekend, I looked over at Shane after church and said, “Where ya taking me today on a date??”

Instead of staying on the beach like we usually do, we ventured out of our normal routine. With our new home in Woodlawn right by the Hathaway Bridge, Panama City has been a new, refreshing place for us to explore!

We landed at Alice's on Bayview, and let me tell you, deciding what to order was a struggle…in the BEST way! Everything sounded downright yummy.

Shane and I agreed there was too much good stuff to decide so we got a couple different things. We started with the cheese grits and meatballs as an appetizer. The tomato gravy almost stopped me in my tracks - this combo was nothing I’d ever dream up, but it was sooo good.

Of course, Shane had to get his steady, classic..pancakes and sausage. I don’t buy table syrup at home, but he loves it, so having some old-fashioned pancakes with syrup made his whole day.

Alice’s on Bayview is the perfect little vibe with live music. And they perfectly balance an upbeat atmosphere without the feeling of being rushed. Plus, it overlooks the beautiful St. Andrews Bay side of town.

If you’re craving a brunch date that feels special, but still relaxed, add this cute lil spot to your list. Alice’s is always pretty bumpin, so make sure to get reservations, or expect a wait!

So grateful Shane and I stepped out of our comfort zone to try a new local spot. 10/10 recommend!

No rain is going to ruin my parade today! Last September, right after the rental season slowed down, I listed a unit at The Summit for a sweet family who had simply reached a new season of life and was ready to move onto their next chapter.

With kids getting busier and another baby on the way, managing their beach investment properties just wasn’t a priority anymore. Despite heading into the winter season (not ideal for listing a property on the beach) they knew it was time. I was transparent with them and they understood that patience would be a big piece of their recipe for success.

This unit was absolutely beautiful - fully remodeled and rent-ready. So we priced at $350,000, leveraging my social media marketing for exposure.

We closed at $335,000 in a little after three months. Through the whole transaction, I prioritized calm communication and clear expectations. No stress. No guessing.

Because of that experience, they referred me to help with another unit at The Summit. This one was a great lower-floor unit on the east end of the beach, which let’s be honest has become one of the best spots with everything happening nearby.

That unit went under contract in just two months.

Here in Panama City Beach, I see a TON of condos sitting on the market and listings expiring.

These two sales are proof of something I believe deeply…consistent marketing, honest conversations, and steady follow up still work.

Even in a shifting market.

10 things every homeowner should do BEFORE putting a "For Sale" sign in their yard:

1. I would replace all of my shower curtains with new ones. I would choose neutral colors like ivory, grey, taupe or tan and I wouldn’t choose any crazy/loud patterns. Yes, that means those beautiful beachy shower curtains gotta go!

2. I would replace every lightbulb that wasn’t working or any of them that were casting a yellow shade. I would choose the brightest white lightbulbs I could find. The brighter the room, the larger it looks.

3. This one is hard - I would declutter. I’d minimize the amount of throw blankets I have. (anyone else have an obsession with blankets?) I would take my personal photos off of the wall and put them in the attic or in storage. I would try to minimize my clutter by at least 50%.

4. I would make my home smell INCREDIBLE! I would buy a couple of wax warmers at a store and a few bars of wax. The scents that I prefer are vanilla, citrus and anything that smells like baked goods. The better the house smells, the more at home the buyer will feel.

5. I would touch up the paint on any doors, trim, baseboards or walls as needed. If I didn’t have the exact paint color, I would try to get a paint match at a local paint store. If that wasn’t an option, I would just clean everything really well and leave it.

6. On the day of photos, I would hide EVERYTHING! Hide dishes in the dishwasher, throw those counter appliances in cabinets, stash toys underneath beds. The bedrooms should have a bed, dresser, tv and nightstands. The living room should have seating, end tables, lamps, and TV. That’s it. Anything else would get hidden somewhere.

7. I would deep clean the entire home paying special attention to baseboards, cabinet covers, fans, door k***s, showers and bathtubs. If you don’t have the time, hiring a professional cleaner for a few hundred bucks is totally worth it!

8. I would have the yard mowed and the landscaping trimmed. First impressions make a big impact, and maintained landscaping appears tidy and clean.

9. Pressure wash any concrete leading up to my home. If you don’t have one, find a friend who has one. If no friends have one, it’s worth it to hire a professional.

10. This last one is completely subjective, but I think it makes a difference. I would invest in some tropical landscaping or plants if you haven't already! Most people come to Panama City Beach looking for their dream beach property or their beach escape....give the people what they want! And that can all start with landscaping first impressions!

Those are my ten things I would make sure to do before I put my home on the market. These items are going to be well worth your time, money and energy. The things above make a huge difference. I started following Rachel Smith and her business Blue Waters Family Medicine on social media. Her outgoing personality and informational videos kind of reminded me of myself and I just knew I needed to meet her and see what her business was about!

In my opinion as a full-time real estate agent, here are 10 reasons why homes on the SAME STREET can sometimes sell for $50,000 more than their neighbors:

1. STAGING. A cluttered house, or one that isn't decorated using modern design, is a huge deterrent to buyers. Yes, it's easy to do things like rearrange furniture, but if the photos online make your house "feel" old, it prevents people from scheduling showings in the first place. I know, this isn't logical. But humans aren't logical, we're emotional! Proper staging alone can add tens of thousands of dollars of "value" to a house.

2. LANDSCAPING. It's all about the first impressions of curb appeal. If someone already "feels good" about a house before they even walk in, they're much more likely to make a premium offer.

3. CLEANLINESS. I can't stress this enough. Everything else about a house could be perfect… but if it feels dirty, it will hurt the sales price.

4. KITCHEN. No one wants to buy a house and then immediately start thinking of taking on huge projects. If they think the kitchen is a "gut job," or even requires minor improvements, they will offer much less. If they think they need to invest $10,000 to "modernize" the kitchen area, they'll probably offer $20,000 less for the home to compensate for the hassle. So, it makes sense to invest in a gorgeous kitchen BEFORE you list your home. It's an investment, not an expense.

5. BATHROOMS. Everything I just said about the kitchen also applies to the bathrooms.

6. FLOORING. This is a big one. Quality hard surface flooring is a huge upgrade over a house with aging carpet. This alone can change the sales price of a home by tens of thousands of dollars. People "get used to" the home they live in, and sometimes forget things like this from a buyer's perspective.

7. LIGHTING. Updated fixtures can completely change the feel of a home. Again, this is one of those examples where it's purely emotional (not logical). Spending a few hundred dollars on premium, modern light fixtures can raise the perceived value of a home by thousands of dollars. It's all about how it makes the home "feel."

8. FRESH PAINT. Makes the home feel new again!

9. AGE. This is something many homeowners don't ever consider. Another house on your same street could sell for $50,000 more simply if it's newer. The square footage could be the same, but a house built in the last ten years is objectively worth more than a house that's already 60 years old. Using calculations like "cost per square foot" is only relevant when we're comparing apples to apples, and the age of the house is an important variable.

10. LOT SIZE/YARD FEATURES. It doesn't seem like much, but a quarter-acre lot feels substantially bigger than a .15-acre lot. And a full acre feels substantially larger than a half acre, etc. Many people compare houses with completely different lot sizes, not realizing that the size of the yard is a HUGE determinant of the value. The structure of a home can change, but the land is forever. This also goes for "features" like mature trees, etc.
