One thing I’ve noticed after doing this for a while is that buyers tend to go through a shift during their search.
At the beginning, the focus is usually on the fun things. The kitchen, the pool, the view, how the house feels when you walk in.
But after a few showings the conversation almost always changes.
Instead of asking “Do we like this house?” buyers start asking a different question.
“If we buy this, will it still be a good property five or ten years from now?”
That’s usually when we start looking more closely at the bigger picture. How the home compares to recent sales. How the location performs. And whether the property will still appeal to future buyers.
It’s an interesting turning point in the process and usually when the most thoughtful decisions get made.
