What actually is earnest money, and why do you need it?

It's the deposit that shows a seller you're serious once your offer gets accepted, usually one to two percent of the purchase price. It's not a separate cost on top of your down payment, it counts toward it at closing.

If the deal falls through for a covered reason, like the inspection or financing contingency, you generally get it back. If you walk away outside those terms, you might not.

People still picture downtown Panama City the way it looked years ago. It's not that anymore.

New restaurants, shops that actually stay open past 6, more happening on a random Tuesday than there used to be on a Saturday. The historic homes through here are getting the same treatment, quality remodels instead of teardowns, so you get the character with none of the compromises.

It's part of why I keep ending up back in this part of town with clients. Walkable, close to the water, and it's only getting better.
