What your review rating earns in Destin and Miramar Beach.

I sorted every home and condo with at least 20 reviews by review rating. Over the last twelve months:

Destin: a 5.0 earned $95,619. A 4.7 earned $71,377.
Miramar Beach: a 5.0 earned $89,527. A 4.7 earned $69,264.

The higher rated listings book more nights, and the 5.0 listings charge the most per night.

If you are under 4.8, read your last ten reviews. It is usually small things that add up, like check in instructions that arrived late, slow replies to messages, or sand left behind from the last guests. You do not need major renovations to make a difference in your review rating.

Summer 2026 is in for Destin, Miramar Beach and 30A.

Every home size we track earned more this June through August than it did in 2025!

Average increase for 3 to 5 bedroom homes:
Destin +3.5%
Miramar Beach +8.7%
30A +7.9%

Each bedroom count is broken out on the slide.

Condos were close to flat, averaging less than 2% up or down by size.

Use this as a benchmark. Find your bedroom count and market and see how your summer compares. If you came in under the number for your size, that may point to a systems or management problem more than a market problem.

Your Airbnb reviews decide where your property shows up when people search. Above a 4.7, you show up near the top, where everyone books. Below it, you get pushed back to pages 5 and 6, where almost nobody looks. Fewer bookings, less money in your pocket.

If a big national company manages your property, their rating is public. Most owners don't think to check it, and it takes 30 seconds. Open any of their listings on Airbnb, scroll down to the manager's profile, and their score is right there.

Go look up your manager's number, then look at your own property's rating. If either one is below a 4.7, now you have one of the reasons why your bookings and revenue are lower than you would like.

A management company told a homeowner I was talking to that guests don't care about toilet paper.

They care, especially if they're paying $5,000 a week to stay at your place.

That's the definition of penny-wise and pound-foolish. The little things are never little to the person on vacation.

Recently had the opportunity to go to Destin and present to a great group of realtors! Meeting new people, talking vacation rentals, and providing value however I can is one of my favorite parts of this business!

June 2026 numbers just posted, and the season held up. Revenue came in higher than last June in 16 of the 18 segments I track across Destin, Miramar Beach, and 30A, and occupancy held or rose almost everywhere.
A few segments saw their nightly rate soften and still finished up, because occupancy carried them. That's the part most owners miss, and it's what I get into in this issue: how to read your own numbers, and five myths that quietly cost owners money.

Everyone assumes property management software is only worth it once you have a whole portfolio. Not true. Even with a single property, a good PMS changes the way you run everything. Bookings, guest messaging, pricing, and calendars all live in one place instead of scattered across ten browser tabs.

If you own a short term rental and you plan to spend money on any tech this year, spend it here first. It's one of the few expenses I pay every month without thinking twice.
