Can the government damage your property without ever officially taking it?

Most people have heard of Eminent Domain.

Almost nobody has heard of Inverse Condemnation.

Here’s the difference:

Eminent Domain = The government takes private property for public use and pays compensation.

Inverse Condemnation = A government project, regulation, flooding issue, road expansion, utility project, or other public action damages or significantly impacts your property, and YOU may have to fight for compensation.

In other words…

What happens when your property loses value, access, use, or enjoyment because of a public project, but nobody officially “takes” your land?

That’s where inverse condemnation comes in.

Property owners have rights, but many don’t know they exist until it’s too late.

That phrase has probably sold more homes than any other sentence over the last few years.

Nobody controls future interest rates.
