Open every blind, turn on every light, and take the personal photos down so they can picture their own. Clear the kitchen counters completely. Then leave. Nobody relaxes in a house with the owner standing in the hallway.

Myth: you need 20% down to buy a house.

Truth: FHA loans start at 3.5% down, VA and USDA can go to zero for buyers who qualify, and plenty of conventional loans land in the 3 to 5% range. Twenty percent lets you skip mortgage insurance, but it was never the price of admission.

There is a spring fed lake with a white sand beach about 37 miles from Pier Park, and almost nobody fights you for a spot on it.

That is Sunny Hills, and we have three lots there starting at $22,900.
