Our cost of living is well below the national average. Our job market — anchored by companies like Union Pacific, Mutual of Omaha, and Nebraska Medicine — is stable and growing. And our population is increasing year over year.

Omaha is not Phoenix. It’s not Austin. It’s not Miami. And right now — that is a very good thing.

Most people think downsizing is about square footage.

In reality, it’s often about identity.

The dining room where holidays were celebrated.
The garage, the backyard, the routines you’ve known for years.

That’s why this decision can feel so much bigger than a real estate transaction.

What I’ve learned is that the people who approach it thoughtfully often discover something unexpected on the other side:

More freedom.
Less stress.

More time for the things that matter most.

The goal isn’t always to downsize.

Sometimes it’s to right-size.

Not every move after 55 is a downsizing move.

That surprised me too.

One thing I’m learning through my SRES certification:

A meaningful number of Boomers and Gen X homeowners aren’t looking for less house…

They’re looking for a better fit.

Sometimes that means:
✔️ Room for aging parents
✔️ Space for adult kids still at home
✔️ A home built for grandkids to gather
✔️ Less maintenance through newer construction
✔️ A layout that works for this next season

The assumption is always:
“Get older = get smaller.”

But life isn’t that simple.

Sometimes the next chapter isn’t about downsizing.

It’s about designing a home around the life you actually live now.
