Home inspections, do you need one on a new build?
Something I have heard several times is “it’s a brand new build and has a year builders warranty so I think I will pass on the inspection.”
One time, a client was buying a new construction and the builder is a friend of mine. My client ask “is he a good contractor/builder?”
“I think so”
“I will pass on the home inspection then”
“I would still get one. You never know what issues there could be and it is better to be safe than sorry.”
Long story short, the cabinet guys had driven a nail through a dishwasher water line and the inspector found it and the contractor fixed it prior to closing. While this may not have been a major issue, it would have been a big inconvenience and could have possibly of damaged furniture, flooring, the cabinets, ect.
New homes can still have poor workmanship, rushed builds, or hidden defects. Inspections matter—always.
