If I was going to list my house 🏠 for sale in 22 days 🗓️ here's what I would do ✅
✨DECLUTTER- Rent a dumpster and purge!! If you haven't used it in the last 12 months dump it or donate. If you have kids- give them a contractor bag and have them purge the things they no longer want. You'd be suprised how much it actually is!
✨CLEAN- Clean houses sell. Consider hiring a professional cleaner for an extra sparkle and to take some stress off you. Dust the ceiling fans, wipe the baseboards and trim also. Use magic eraser for marks on walls.
✨LOOSE ENDS- Those random projects 90% done: ie floor transitions you never nailed down, that area that needs a drywall patch/paint touch up, missing light switch covers, burned out lights bulbs, that random annoying thing you walk past everyday and will "get to later" when really you just need to go to the store and take care of it in a few minutes.
✨LIGHT STAGING: Light decor, less is more here. White handtowels in bathrooms, neutral and tasteful bedding shows up best in pictures, minimal furniture in each room. Straighten pillows and put a fresh door mat on your front porch and maybe a seasonal wreath. Leave nothing on countertops except for simple decor.
✨CHEAP UPGRADES: Updated flushmount/semi flushmount lighting. Lots of deals on Amazon for lighting and also Mac.bid. Make sure you have GFCI receptacles within 10 feet of any water source. Can easily/cheaply be bought at Homedepot, Lowes etc. Fix any leaky faucets.
This list is not exhaustive but covers the bases. Part of my seller consultation includes walking through your house room by room and making a pre- listing checklist.
