This development is beautiful now, but almost nothing went the way I planned… 😅
Year 1 - flooding stalled us before we could even break ground.
Year 2 - when we started excavating for the roads, we hit rock so much harder than expected that it added a million dollars we hadn’t budgeted for.
Year 3 - COVID 🥲 Every time someone on site tested positive (and that was often) we had to shut the whole project down for two weeks.
Then, right when we were finally ready to build, we couldn’t get lumber… We found it eventually, from a contractor whose own project had stalled and had extra to spare, but by then we’d lost so much time and money that we didn’t make a dollar of profit on this deal.
I’m not telling you this so you feel sorry for the outcome. I’m telling you because every investor who only sees the finished product assumes it happened the way it looks: smooth, planned, inevitable.
It didn’t.
Nobody avoids every disaster in this business. Flooding, hard rock, a pandemic, no lumber… I couldn’t have predicted any of it, and neither can you.
What I’ve learned is that timelines and budgets need room built in for the unexpected, more than you think you’ll need.
