Most of the calls I get from out-of-state buyers start the same way.

They’ve been on Zillow for months. They’ve read market reports. They’ve watched a few of my YouTube videos. They know their budget and have a list of homes they want to see.

Then they ask me a question that no website can answer:

“What’s the difference between Canyons Village and Old Town if I’m actually going to live there?”

That question is the whole job.

Because Park City isn’t one market. It’s a collection of very different neighborhoods, lifestyles, and communities.

Do you want to walk to dinner and ski lifts? Wake up on a golf course? Be five minutes from soccer practice? Have a heated driveway and mountain views? Be close to the airport? Generate rental income when you’re not here?

Those are completely different conversations.

What’s true in Old Town isn’t true in Canyons Village. What’s driving demand in Promontory is different than what’s driving demand in Jeremy Ranch, Park Meadows, or Deer Valley.

The data matters.

But the lifestyle matters more.

The best neighborhood isn’t the one with the highest appreciation. It’s the one that fits how you actually want to live.

You think you know luxury until you see Utah.

Then you walk through a property with a bowling alley, a helicopter pad, a garage full of cars that cost more than most homes, and a pool that somehow makes sense at altitude and you realize the word means something different here.

The mountain is outside. The powder is 20 minutes away. The only thing between you and a perfect ski morning is whether you remembered where you put your boots.

Everything else in the house is just what happens when people who have built extraordinary lives decide to stop compromising on where they spend them.

One of my favorite parts of this job is showing clients not just a house, but what life could actually look like there.

This was our third trip to Red Ledges, and I think we’re getting close to finding the right fit. This home, just under $6M, caught their attention enough that they flew in and toured it the same day.

What’s interesting is they started their search looking at communities like Promontory and Victory Ranch before realizing Red Ledges was the lifestyle fit they were really after.

Every private club has a different personality, membership structure, amenities, and price point. Finding the right one is often just as important as finding the right house.

Honestly? The Market in Park City It’s steady. Not crashing, not blowing up, just steady. But “steady” doesn’t really tell the whole story.

We’ve got a ton of new listings popping up right now, which is interesting and at the same time, I’m seeing a bunch of homes fall out of contract and pop back up as active. So there’s this weird push-pull happening, stuff coming on, stuff falling back on.

Days on market is all over the place too. Some homes are sitting for a while, others go fast, and honestly there’s not a clean pattern to point to.

The thing people don’t realize is Park City isn’t really “one market.” Like, Old Town is doing its own thing, Deer Valley’s doing its own thing, the Canyons corridor is doing its own thing, and once you throw in the Wasatch Back, it gets even more split up. Sometimes even two projects in the same neighborhood are behaving totally differently.

So if someone asks me “how’s the market,” my honest answer is always “which part of it?” It’s just not a one-size-fits-all kind of place right now.
