The mountain setting is classic. The home is anything but expected.

At 621 Canyon Gate Road, the architecture feels lighter, the lines are cleaner and the details are decidedly unexpected. Set within Promontory, expansive glass frames the surrounding ridgelines while warm finishes keep the home connected to its mountain setting.

And then there are the features you don’t expect to find: a fully equipped back kitchen, three outdoor living spaces, an elevator, integrated home technology and an AltiFlow system in the primary suite designed specifically for comfort at elevation.

4 bedrooms | 6 bathrooms | 5,835 sq. ft.

It’s unmistakably Park City, just interpreted in its own way.

Many of the Park City sellers I work with don't live here full time. Some haven't been inside their home in months, and the idea of getting it ready, clearing out years of belongings, and selling it from a few states away can feel like a lot.

The good news is you don't have to fly back for every step. My team and I can walk the house, line up the cleaners, contractors and stagers, sort out what to do with the skis in the garage, keep an eye on things while it's listed, and coordinate inspections and keys right through closing. You make the decisions. We take care of the details on the ground.

In the full article, I get into how I decide what's worth fixing before you list (and what isn't), how to handle everything left inside, and how the process works from the first walk-through to closing day.

This is Part 1 of my Seller Guidance series on TownLift.

Just listed in Kamas 🌲

Nearly an acre, an authentic log cabin, and the Uintas practically in your backyard, without giving up the conveniences of town.

1498 Country Circle is the kind of place where mornings start with coffee on the wraparound deck, weekends are spent hiking, fishing, and exploring Mirror Lake Highway, and evenings end around the wood-burning stove.

With 4 bedrooms, 2,249 square feet, a greenhouse, dedicated yard, private well, and plenty of room to make mountain living your everyday lifestyle, this one feels like an escape without actually being far away.

If I were moving to Park City and wanted a neighborhood that balances everyday life with easy access to everything here, Park Meadows would be high on my list.

And yes, I’m a little biased. It’s where my family chose to live, too.

I recently shared a deeper look at Park Meadows with TownLift. This carousel is just a slice.

A few of my Park City hiking go-tos, depending on what kind of day I’m looking for.

Armstrong is one of my favorites when it’s warmer thanks to the shade from the aspens, and you can keep climbing to connect with Mid Mountain if you want to make a longer day of it.

Round Valley is hard to beat with a dog. With more than 50 miles of trails across 2,100 acres, you can make it a quick walk or spend hours exploring. Dogs can also be off leash on designated trails—just check the signage before you go.
Sweeney’s Switchbacks is my pick when I want more of a workout, plus some of the best views over Old Town and reminders of Park City’s mining history along the way.

And Rob’s gives you a great mix of shade, climbing and views toward Snyderville Basin and Canyons Village. Keep an eye out for wildlife, too.

Different trails for different days but all very Park City.

(Trail conditions and closures can change, so check the current Mountain Trails trail report before heading out.)

Not every successful sale happens on a predictable timeline.

At 2602 Piper Way, the key was understanding when to stay patient, when to adjust, and how to remain ready when buyer activity returned. That preparation created the right outcome when the timing finally aligned.

Congratulations to my sellers on a well-earned closing and the exciting chapter ahead!
