Congratulations to our buyer on their new home!

Our client was looking to downsize to have less maintenance and to be closer to the SLC Airport. We were able to find her the perfect spot that also has trails from her back patio.

Discovery Ridge is a subdivision that is tucked in the flats between Pinebrook and Summit Park.

With easy access to Park City, Salt Lake Valley and outdoor activities. Allowing short term rentals makes this are desirable for the owner who pops in and out of town.

Congratulations to our Buyer’s 🥂

The “Zen House” you can feel the love and care put into this home just by the picture.

A well kept bungalow off of a street lined with trees in a quiet neighborhood got our clients excited! ✨

There was a good amount of interest in this home and our clients got it!

Even with all the updates we were able to negotiate with the Seller to pay for almost half of our clients closing costs.

This keeps more money in our clients pocket and everyone involved felt great with the negotiations.

This is the “new market”. It’s unique…still a sellers market, but high interest rates gives buyers more negotiating power.

This last closing takes the cake for the longest deal under contract in my career. 111 days from acceptance to settlement.

Why so long?

We listed this home on May 22 and were under contract on May 30. We got a strong offer with a contingency to sell their home.

Remind you the market had already felt a shift, interest rates rose to 5.5% and we are navigating emotions through a market we haven’t experienced in a few years.

Well, so what happened?

This is a lesson on who you choose to work with in real estate matters most.

The buyers go to lender, title company and agent were a hot chocolate mess throughout the whole transaction as were the buyers as they didn’t have guidance.

Their advocates lacked timeliness, communication, professionalism and neglected their clients best interest and were disrespectful to our Sellers time. Remember, in real estate time is of the essence.

Multiple times the buyers missed critical deadlines taking them out of contract. The Sellers we represented are AMAZING people and did not want to see the buyer lose their earnest money (which was big money) or their home because of their choice in advocates. Yes, the buyers put their current home up as collateral to be able to buy their new property.

So many risky decisions were made on the buyers behalf and it felt like they truly didn’t know what they were offering or signing.

We made it work because we have ethics and want to go to bed sleeping well at night.

Make sure you know your real estate team is on your side and is working hard for you and your best interest.

Don’t just trust and sign. Ask questions, do only what you are comfortable with and get a second opinion if it doesn’t feel right.

Did you know about 30% of all real estate deals fall through?

This beautiful Deer Mountain home went under contract right out of the gate and fell through due to the buyer not being able to perform.

We reevaluated our marketing strategy as the market stabilized and were under contract a week later.

The second round was night and day from the first buyer. The agent had great communication, the buyers wanted it and our client was very happy with her rate of return on her investment.

Managing emotions is a big part of being a great agent and knowing the market is the best way to advocate for our clients.

Nice to celebrate this as a win! Still a strong market here in Utah when you market your property right.
