Hi everyone! Above is the market update for November 2022. We can see the continued trend of increased days on market and months supply. Also, we see a decrease in the percentage of the original list price homes are selling for at closing.

Heading into the end of the year the biggest impact on our 2023 market will be interest rates. This impacts affordability for buyers and potentially sellers also looking to buy.

Market Update October 2022

I've put together three key metrics to provide a measurable way to compare October 2021 to 2022. These data points are strictly for the given months and are not rolling averages.

We can see that these two months are very similar. The market is trending towards more inventory, higher median days on the market, and the market median closing price below the asking price. These trends are a relieving sign for buyers as they will have more homes to look at with more time to decide and weigh their options.

If we zoom out and look at rolling averages, it will show these trends clearly. One key metric to highlight is months of supply at 2.3 months. Historically, when we look at this metric, six months is the breaking point between a buyer's and seller's markets. Inventory will need to increase 3.7 months for us to reach this equilibrium.
