Most buyers meet your home online first.

Before they read the description, check the square footage, or look at the rest of the photos, they’re deciding whether the home feels worth seeing in person.

And that decision happens quickly.

In many cases, one photo does most of the work — usually a bright living room, a clean kitchen, or a space filled with natural light.

That first impression is what makes someone pause and think, “wait… this one might be worth touring.”

It’s also why listing preparation matters so much. Thoughtful staging, good lighting, and professional photography can make a big difference in how your home shows up online.

One of the first conversations I have with buyers has nothing to do with mortgage rates or open houses.

It’s about separating their home “needs” from their “wants.”

Because when everything on the wish list is labeled a must-have, the search gets frustrating very quickly.

The homes that work best long-term are usually the ones that check the boxes that truly matter — things like location, layout, commute, or the number of bedrooms you actually need.

The cosmetic stuff? That’s the part that can change over time.

Paint colors get updated. Kitchens get renovated. Backyards evolve.

But things like the neighborhood, the lot, and the way a house flows are much harder to change later.

If you’re starting a home search soon, this is one of the most helpful exercises you can do before the first showing.

Luxury homes are evolving and the priorities are getting a lot more intentional.

What I’m seeing right now in high-end homes isn’t just about bigger spaces or flashier finishes. It’s about homes that feel better to live in every day.

A few trends that keep showing up:

Open floor plans that still offer privacy.
The goal is connection without feeling like you’re living in one giant room. Think open sightlines, but with smart transitions, pocket doors, or cozy spaces that give everyone a little breathing room.

Wellness-inspired spaces.
Dedicated workout rooms, cold plunge tubs, home saunas, vertical garden walls and quiet corners for yoga or meditation are becoming standard features, not afterthoughts.

Indoor–outdoor living.
Retractable doors, covered patios, outdoor kitchens, and living areas that flow seamlessly outside. Homes are being designed to blur the line between indoors and outdoors.

Luxury today isn’t just about what a home looks like. It’s about how it supports the way people want to live.

Before listing a home, sellers often ask the same question:

“What should we update before we go on the market?”

The answer usually isn’t a major renovation.

Most of the time, we focus on a few strategic updates that make the home feel fresh, bright, and move-in ready for buyers.

The three we almost always look at first:

• fresh paint
• updated lighting
• curb appeal

These small improvements can make a big difference in how buyers experience your home — both online and in person.

A lot of buyers don’t realize how the “Request a Tour” button on Zillow actually works.

The agent who shows up usually isn’t the listing agent, and they’re not connected to the property.

They’re agents who pay Zillow to appear in front of unrepresented buyers.

It doesn’t mean they’re bad agents.

But it’s helpful to understand what’s happening behind the scenes so you can make informed decisions.
