More and more buyers and sellers are running things by AI before they call me, and I get it.

It's fast, it's free, and it'll answer at midnight. As a starting point, it's genuinely useful. Ask it how closing works, what a contingency is, what homes in your range have been selling for. But that's where it should stay: a starting point.

It can hand you a number. It can't tell you if that number makes sense for this street, what a seller will actually accept, or when to push and when to hold back.

That part isn't information you can look up. It's judgment, and it's earned.

So use the tool. And when you're ready for the part AI can't do, that's where I come in.

The highlight reel is easy. The sold sign, the champagne, the keys.

What actually tells you who your agent is happens on a random Tuesday, sitting in the car between showings, on the phone with a lender, measuring a room for the third time because you weren't sure the couch would fit.

Hearing "your offer was accepted" is the moment every buyer is waiting for.

It's a great feeling, but it's also not quite time to pop the bubbly, because there's still a month of real steps between "you got the house!" and the keys in your hand.

Inspection, appraisal, loan, walkthrough, closing, and countless small details in between.

Some say it's back to school season, but I say August is for squeezing every last drop out of summer.

Here's my August R.E.P.O.R.T. — a little snapshot of what I've been into lately, in real estate and real life. Tell me yours in the comments.

R – Reading (or listening!): I've been obsessed with and their weekly episodes.

E – Eating: for fresh seafood. To be honest, I'll hit any restaurant along the river!

P – Preparing: Some quick weekend trips away with girlfriends in
New Buffalo, Madison, and Put-In-Bay, Ohio.

O – On My Radar: There's some exciting new development coming to Chicago. New housing units approved in Chicago are up 12 percent with opportunity popping up all over the city.

R – Recommending: Brunch at . Can't talk about it enough.

T – Thankful: So grateful for my kids being home before they take off for college ♥

Moving to a new city is equal parts exciting and completely overwhelming, and after helping so many families and individuals settle in here, I've watched the same few things trip people up.

1) Give yourself time to learn the neighborhoods before you commit to one. They each have a totally different feel. This might mean renting for a few months first, and that's perfectly okay.

2) Talk to someone who actually lives here, not just a chat bot. 😉 The things that make or break daily life almost never show up online.

3) Don't rush the house itself. The right neighborhood and the right timing matter more than finding something perfect on day one. The perfect house in the wrong spot is still the wrong house.
