The most expensive mistake Oak Park homeowners make is not always the project itself. It is doing the project in the wrong order.

Oak Park is full of beautiful homes, but it is also a community with architectural character, historic districts, and properties where exterior changes may need more thought before money gets spent.

So before you update windows, doors, siding, trim, or the front porch, pause and ask:

1. What is my property status?
If your home is in a historic district or is a designated landmark, that can affect what needs to be reviewed first.

2. What kind of work am I planning?
Some exterior changes may trigger review, while others may be considered ordinary maintenance.

3. Am I improving the right thing first?
A beautiful update is not always the most important update. Sometimes the smartest first step is the one that protects your budget, your timeline, and your resale strategy.

That is why I always say: start with a plan before you start with a project list.

Because in Oak Park, good preparation is not just about curb appeal. It is about making wise decisions that fit the home, the market, and your goals.

If you are getting an Oak Park home ready for sale, start with the strategy first. The right first step can save you time, money, and stress.

The wrong move can look good on paper. The right move fits your life.

A home decision is not just about what you can buy.
It is about what you can sustain, enjoy, and live well in.

Before you make a move, get clear on:

• what payment feels healthy
• how much upkeep you truly want
• what kind of lifestyle you need
• and what this next season of life is asking from you

Because a smart move is not about chasing “more.”
It is about choosing what fits.

Thinking about your next move in Oak Park or Chicago? Start with what fits your life first.

It’s hard to believe Q1 is almost over.
And for a lot of homeowners, this is usually the point in the year when the quiet questions start getting louder:

Should we move this year?
Should we wait?
Is the market still steady?
What is the smartest next step for our household?

Here’s what the numbers are telling us right now:

In Chicago, the median sale price was $390K in February.

In Oak Park, it was $383K.

That means the market is still moving, but buyers are being more thoughtful, more selective, and more careful about value.

What that means in real life is this:

If you’re thinking about selling in 2026..

This is not the kind of market where “just listing and seeing what happens” is your best move.

Buyers are paying attention to condition, pricing, and presentation.
Small repairs, clean staging, and a realistic strategy can make a real difference.

If you’re thinking about buying..
Do not focus only on the asking price.
Focus on the full monthly payment, your comfort level, and whether the timing makes sense for your life.

A wise plan is often better than trying to force perfect timing.

If you’re staying put..
That is not doing nothing. That is a strategy too.
This is a good time to review your home’s value, think about equity, check insurance coverage, and stay ahead of maintenance that protects your investment over time.

And yes, when the world feels uncertain, people naturally wonder how that affects real estate.

The main thing I want to say is this: do not let noise make your decisions for you.

Stay informed, stay grounded, and make choices based on your goals, your timing, and your peace.

Real estate is not just about the market.
It is about stewardship.
It is about timing.
It is about making smart moves without panic.

If you want to talk through your next step in a calm, no-pressure way, send me a message. I’m always happy to help you think it through.

Have you ever walked away from a conversation feeling rushed, unheard, and somehow more confused than when it started?

That is exactly how one homeowner felt when she called me a few years ago.

Before we even met, I could hear the exhaustion in her voice.

She said,
“Kim, I just need someone who will actually listen. The last agent made me feel like I was just another file.”

And honestly, that stayed with me.

Because buying or selling a home is already emotional enough.
It is not just paperwork.
It is not just pricing.
It is not just a transaction.

It is people’s money.
People’s memories.
People’s next chapter.

When we sat down, she told me what had happened. The previous agent talked fast, pushed for a price she was not comfortable with, brushed past her questions, and kept saying, “This is how it’s done.”

No curiosity.
No care.
No room for her to breathe.

That is what people mean when they say real estate can feel transactional.

And here is the difference:

A transactional agent focuses on the deal.
A relational agent focuses on the person, then builds the deal around what that person truly needs.

Yes, both may be able to sell a home.
But only one approach feels like peace when life is already shifting.

Here are a few signs you may be dealing with someone transactional:

They rush you and make you feel behind

They talk more than they ask

They dismiss your concerns instead of explaining your options

They pressure you into decisions that do not feel right

You feel like you are being handled, not helped

Now here is what a relational realtor looks like:

They ask better questions before giving answers

They explain the process in plain language

They help you make decisions that protect your peace

They communicate consistently

They treat your home and your story with respect

And when people ask, “Are they worth the commission?”
That is a fair question.

A great realtor is not paid for unlocking doors.
A great realtor is paid for leadership.

For the strategy that protects your equity.
For the negotiation that keeps money in your pocket.
For the problem-solving when something goes sideways.
For the experience that helps you avoid expensive mistakes.
For the steadiness to carry the process when you are already carrying everything else.

If you are ever interviewing agents, ask these 3 questions:

How do you help clients make decisions without pressure?

What do you do when a deal gets complicated?

How will you communicate with me, and how often?

Listen closely.
You will feel the difference.

And if you want a real estate experience that feels personal, thoughtful, and protective, I’d be honored to help.

Happy Women’s History Month 🤍

This month is a good time to pause and honor women in every role we carry.

Women in business.
Women in leadership.
Women serving in classrooms, hospitals, offices, homes, and community spaces.
Women who pour into their families, care for others, build careers, and still find a way to show up with strength and grace.

So many women are nurturers, protectors, and peacemakers.

We carry a lot. Sometimes we hold pain quietly. And somehow, we keep going.

We keep loving. We keep creating and nurturing life even when life has asked more of us than we thought we had.

That strength deserves to be recognized.

In real estate, I see it every day. Women making brave decisions for their families.
First-time buyers stepping into stability. Mothers rebuilding after hardship.
Daughters helping parents transition homes with dignity. Women choosing peace, safety, and a better next chapter.

And that’s what home is about.

Not just a property. Not just a purchase.

A home is often the foundation a woman builds her life on.
A place where she protects her people.
A place where she restores herself. A place where she starts again.

So this month, I’m celebrating women. The ones who lead loudly and the ones who lead quietly.
The ones who serve, heal, and keep the community connected.

If there’s a woman in your life you want to honor today, tag her or share her name in the comments. I’d love to celebrate her with you.
