Buyer activity surged | Pendings jumped more than 200% month-over-month, even as new listings dipped slightly. Well-positioned homes saw strong demand despite the holiday season.

Closings moved faster | Median DOM fell from 36 days in October to 28 days in November. But compared to last year (23.5 DOM), the market is still slightly more patient and negotiated.

Values held steady | Parker’s median sales price stayed essentially flat year-over-year ($684,995 → $690,000), showing stability despite softer luxury activity that lowered the average sales price.

Concessions remain the norm | About 66% of closings included a seller credit, averaging nearly $13K. This is more frequent than last year, though dollar amounts were slightly smaller. Strong pricing on day one remains the best way to limit concessions.

Pricing precision drives speed | The $500s moved in just 14 days on median, while the $600s–$700s averaged 32–42 days. Above $800K, most homes needed 40–60 days and clearer value messaging to attract offers.

List-to-close ratios remained strong | At 98.6%, buyers aren’t lowballing, they’re negotiating through concessions, not price cuts.

The Net Shift:
November delivered a demand rebound, faster closings, stronger buyer activity, and stable pricing.
But the market is still value-sensitive, with longer YoY DOM and concessions expected in most deals.

Agents who win right now are those who:

✓ Use a 3–4 week checkpoint to stay ahead of stale DOM
