WHAT A SPECIAL DAY THAT WAS A LONG TIME IN THE MAKING!

✨ HUUUUGE CONGRATULATIONS TO MY SELLERS FOR SELLING THEIR WHISPERING PINES HOME FOR OVER LIST AND WITH ZERO CONCESSIONS IN LESS THAN A WEEK ON MARKET.

These sellers had a huge incentive for buyers - an assumable mortgage that brought a bit of competition to the table. In a market that is very touch and go, this was exciting and netted the sellers more than what they expected.
The agent on the buyer's side was a DREAM to work with and together - all of us, for five loooong months - made it to the end!

**Note on assumptions: An assumption can take up to 180 days to close OR LONGER! Know your timelines, be prepared to stay in the home or move on while the home is still pending. Nothing is solid until everyone signs!!

**KEEP YOUR DUCKS IN A ROW: Part of the key to success is providing everything you have from day one - filling out all the paperwork provided immediately - returning it and copying everyone your proof. Especially when working with certain very unorganized big lenders/loan servicers.

Be prepared to do it again - once submitted, don't file it away, keep it handy just in case.

🗝️ The biggest key? Have patience - this is truly out of everyone's control - it's a process, and a long one. Hang in there, it will be worth it! (to myself as much as anyone else) The biggest reason we made it under contract for 5 months was the the patience of the buyers and sellers and the incredible team the Buyer's agent and I made. Strong communication, team work, and... more patience. When we work together, we are stronger!

Aurora buyers are getting a little more breathing room — but the best homes still do not wait. 🏡

As of July, Denver Metro homes spent a median of 26 days in the MLS, 9 days longer than last year (per REcolorado).
