A shifting market...

A recent Redfin report showed that Denver ranked 2nd behind Boise in price drops amongst 97 cities. Nationwide, the share of homes for sale with price drops reached a record high in July. Sellers had to cut their prices because they were catching up with buyers, who had come to expect lower prices amid a cooling market. Rising mortgage rates and the prospect of falling home values also made buyers hesitant to pay sky-high prices, and an uptick in supply gave them more to choose from. Price drops are likely to flatten out as sellers come to terms with the shifting market.

Despite the rain, we had a packed house for the 2022 DMAR Inaugural last week. So many members (along with friends and family) were there to help us welcome our incoming directors and incoming Chair Jessica Reinhardt plus honor our outgoing chair and introduce our new social responsibility program, DMAR Gives.

All major statistical categories point towards the market slowing down. Days in the MLS went up 120 percent since last year at this time, and the close-price-to-list-price ratio dropped below 100 percent for the first time since July 2020, to 99.41 percent. Meanwhile, the median sales price decreased 2.54 percent from the previous month.

Huge success this past weekend for the annual Swim Across America - Denver event! Over $200,00 raised so far! 155 swimmers, 50 volunteers and 5 Olympians coming together to "Make Waves to Fight Cancer"! All proceeds benefit important pediatric cancer research and clinical trials for Cancer and Blood Disorders at Children's Hospital Colorado. There is still time to donate!
