A buyer you talked to six months ago who was not ready might have a completely different opportunity today. And the reason is worth understanding.

For years mortgage approvals have relied heavily on traditional credit scoring models. The challenge is that a credit score does not always tell the complete story of someone's financial habits. A person who has been diligently managing their finances, building responsible credit behavior, or who simply has a limited credit history may not have been fully captured by the models lenders have traditionally relied on.

That is changing.

The mortgage industry is expanding the use of newer credit models like VantageScore 4.0. These models are designed to look at a broader picture of someone's credit history and recognize responsible financial behavior that may not have been visible before.

What that means in practice: buyers who have been working to improve their credit, buyers who have limited credit history but strong financial habits, and buyers who simply did not fit the traditional lending model may now have options they did not have six months ago.

For realtors this is a direct reason to go back to your past leads. The opportunity may not be that they need more time. They may just need a new conversation with the right mortgage professional.

And for buyers who were told not yet it is worth having that conversation again.

Happy Labor Day. Hope everyone is getting some well-deserved rest today.

I wanted to take a few minutes to give you a market update and honestly a bit of a mindset reset.

By now everybody has heard that rates are up. Higher than the lows we saw back in March. And I will be straight with you: I expect rates to stay elevated for a bit before we see real relief. That is just the honest read right now.

But here is the good news.

Rates going up does not mean people stop needing to move. It does not mean motivated sellers disappear. What it does mean is that this is exactly the kind of market that separates strong realtor and lender teams from everybody else.

Let's talk real numbers. On a $500,000 loan the difference between a rate in the fives and where we are today comes out to roughly a couple hundred dollars a month in principal and interest. That is a gap you can absolutely close through smart offer structuring, seller credits, rate buydowns, and strong negotiation. And do not forget the old adage: date the rate, marry the house. Rates move up and down. Real estate historically only moves one direction over time.

Here in Broward and Palm Beach counties we are still seeing steady appreciation. Palm Beach single family homes are up roughly 3 percent year over year. Pockets of Broward like Weston and Parkland continue to see modest gains as well.

When you run the math on waiting versus buying now and refinancing later, buying today and adjusting your rate down the road often comes out ahead of sitting on the sidelines.

The headlines make it sound like the market is shut down. It is not. The realtors and lenders who know how to structure and win for their clients are still busy, still closing deals, and still succeeding.

This week's housing market update is focused on something every buyer and seller is watching: inflation and what the Federal Reserve does next.

Recent economic data continues to show that inflation remains a major factor influencing the Fed's decisions. Policymakers are balancing the goal of keeping inflation under control while supporting a healthy economy. That balancing act is producing uncertainty in the rate environment and that uncertainty is trickling down directly into buyer and seller behavior.

But here is the thing about uncertainty in real estate that most people miss.

For consumers uncertainty feels like a reason to wait. For real estate professionals uncertainty is an opportunity to become the most trusted voice in the room.

Your clients do not need someone who can predict exactly what the Fed will do next or where rates will land in six months. Nobody can do that reliably. What they need is someone who can clearly explain what is happening right now and help them understand what their actual options are in this specific environment.

That is the value you can provide that no algorithm or headline can replace.

This is a great time to reconnect with your database. Check in with past clients who may be watching the news and wondering what it means for them. Educate buyers who have been waiting for the perfect moment that may never arrive exactly as they imagined it.

The agents and lenders who consistently provide real value and help people make informed decisions will be the ones who stay top of mind when opportunities arise. And opportunities are arising right now for buyers who understand how to use the current market.
