Those who think that working with rentals is easier than working with purchases are mistaken. When searching for a rental home, clients often have the same high expectations as buyers.

This time the task was clear: a great neighborhood, strong schools, excellent amenities, walking distance to shops and restaurants, a gated community in Aventura. And of course, the first place that came to mind was Village by the Bay — my favorite community in Aventura, one that truly meets the highest client standards.

▪️ Probate sale — court approval was required.
A carefully prepared and well-presented Broker Opinion of Value justified the price and successfully supported court approval.

▪️ Two open permits — often considered a deal-breaker, but there is almost always a solution.
Through three-party negotiations between the buyer, the contractor, and the seller, we structured an agreement that allowed the buyer to complete the renovation to their own taste, while enabling the seller to close without waiting months for permits to be resolved.

Additional thanks to Southeastern Title Company and Daniel Rudoy — their careful review uncovered nearly $5,000 in HUD/Closing Disclosure errors that my sellers were not responsible for paying.
