Belated last day of school post because life is busy and I’m choosing grace. 🎉

Mason | 7th grade bound
Severn was no joke this year — new school, new level of rigor, new friendships. Watching him figure it all out while keeping his core people close was one of my favorite things to witness this year. So proud of you, Mase.

Kennedy | 5th grade bound
She absolutely flourished at Saint-Martin’s this year — academically, personally, all of it. Kennedy came into her own in a way that honestly took my breath away.

Addison | 1st grade bound
Our little social butterfly who would rather be reading than almost anything else had the best kindergarten year. We hit the jackpot getting Kennedy’s K teacher — and she made the absolute most of every single day.

All three at brand new schools this year. All three showed up, figured it out, and grew in ways I didn’t even see coming.

Not bad, Boyer kids. Not bad at all. 🤍

Some listings are straightforward. This one had a story.

7806 Summit Drive in Bayside Beach was unlike anything else on the market — a beautifully renovated 2 bedroom Cape on a half acre with Chesapeake Bay views, sandy beach access steps from the front door, a backyard pond, and a lifestyle that truly cannot be replicated. But unique properties come with unique challenges.

With limited comparables and a property that defied the typical pricing mold, we leaned into what made this home special and trusted the process. We found the right buyer, went under contract at asking price, and when it came time for appraisal — smooth sailing.

The most common thing I hear from move-up buyers? "We love it here, but we need more space — we might have to leave."

Most of the time, they don't 🤍

The areas I send these clients to aren't on the typical relocator's radar, and they're almost never the ones popping up first on Zillow. But for buyers who want more land, more privacy, or just more room to breathe — without giving up the Annapolis lifestyle that made them fall in love with it in the first place — these are the pockets I'm pulling up first.

Off Defense and Generals Highway you can stay in Annapolis proper and still find the kind of lot that feels impossible to find downtown. Crownsville gives you a real community and 15 minutes to the water. Davidsonville delivers acreage and a quieter pace without the commute trade-off.

The right house at the right price is rarely the one your search filters surface. It's usually the one a local agent knows to send you.

The truth is, the best agents aren't the ones who tell you what you want to hear. They're the ones who tell you what's actually true — even when it's not the fun answer.

Pricing strategy matters. The first two weeks on the market matter. The agent you choose matters. And in a market like ours, where waterfront, historic, and suburban all play by different rules, the details really matter.

The forecast for this Memorial Day weekend in Annapolis is… not what any of us were hoping for 😅

But honestly? This is the weekend to set yourself up for the summer ahead. Knock out the honey-do list. Tackle the closet you've been avoiding. Buy the patio furniture you've been eyeing for three months. And go ahead and stock up at the garden center — with this much rain in the forecast, anything you plant this weekend is going to thrive.

And when you're ready to come up for air, I put together my honest list of where to go, what to eat, and how to actually enjoy the weekend in town.

A few notes from the local files: 🤍 The Annapolis Memorial Day Parade route has changed this year — it steps off at Amos Garrett & West Street at 10am and ends at Calvert & St. Johns. Worth knowing if you're planning to watch. 🤍 The Fleet Reserve Club ceremony follows at 11:30am for those who want to attend the formal remembrance. 🤍 Most of the rain is forecast for Saturday and Sunday — Friday and Monday should give us some breaks.

I don't know the secret to happiness, but I'm pretty sure it involves a boat, a cold drink, and the Blue Angels flying straight over the Bay 🤍

Eight things to do this summer with kids in Annapolis that are not the zoo or water park — and yes my 12 year old still requests the duck feeding at City Dock every single time. 😂

Pirate adventures on the harbor. Paddleboarding the Severn. Kinder Farm on a slow morning. Free live music on Back Creek on Tuesday evenings. London Town in Edgewater. And Storm Bros ice cream with the ducks at City Dock as the non-negotiable grand finale.

These are the ones locals actually do — and the ones worth saving for the whole summer.

POV: your love language is Annapolis in the summer before the tourists arrive. 🌸

The early morning walks when the streets are still quiet. City Dock before it belongs to everyone else. Ceremony before the line wraps around the corner. The Severn at golden hour when the only people out are the ones who live here and know better than to sleep through it.

This is the version of Annapolis that locals keep quietly to themselves — and honestly we are not sorry about that. 😂

Happy Mother’s Day to every woman who has loved someone like it was the most important thing in the world.
To the moms. The grandmothers. The women who wanted to be moms and carried that quietly. The ones who showed up for someone else’s children like they were their own. The friends who mother everyone around them without even realizing it.
Today I am thinking about the women who shaped me — and feeling grateful that I get to be shaped by so many of them still.
Wishing everyone a day that feels exactly like you deserve.
