Old homes have character… but sometimes they also have surprises.

Today’s surprise on a 1959 duplex in Bradenton:

A loose kitchen tile led to a football-sized hole in the slab with exposed dirt, roots, and pests underneath. Nearby baseboards were rotted with signs of mold growth.

Homes always tell a story. Our job is helping buyers understand what that story really looks like before they buy.

It’s not every day we run across LIVE termites crawling on light fixtures during a home inspection… but this time, we did. 😳

If you’re in Florida, keep in mind that termite swarming season is here. Swarmers are often the first visible sign that termites may already be active in or around the home.

Especially on older wood-framed homes, here are a few things to keep an eye out for:

🐜 Piles of discarded wings near windows, doors, or light fixtures
🐜 Mud tubes on foundation walls, block, or framing
🐜 Soft, damaged, or hollow-sounding wood
🐜 Bubbling paint or drywall that resembles moisture damage
🐜 Swarming insects inside the home, especially around lights

Just because you don’t see termites every day doesn’t mean they aren’t there. In many cases, they stay hidden until damage has already occurred.

We hear that all the time.

Today’s 1-year warranty inspection for a newer home uncovered:

❌ HVAC ductwork in the attic sweating profusely, causing actively wet ceilings in multiple areas
❌ Fungal growth observed at HVAC duct connections due to excessive moisture
❌ Three upstairs vents not producing cold air
❌ Missing upper roof ventilation — something we document on many of this builders homes. Without proper exhaust ventilation, attics can trap excessive heat, potentially contributing to premature roof wear and reduced efficiency
❌ Gaps in window sealant at upstairs windows

And this home is only ONE YEAR OLD.

A new home does not mean a perfect home. In many cases, issues don’t start showing up until the house has gone through a full year of settling, weather, humidity, and daily use.

This is exactly why we recommend a 1-Year Warranty Inspection before your builder warranty expires. Catch it while the builder is still responsible.

Minor stucco cracking is by far the most common issue we call out on home inspection reports here in Florida.

The good news? Most hairline stucco cracks are cosmetic and relatively simple to maintain when addressed early. Florida’s heat, humidity, settlement, and expansion/contraction cycles make minor cracking extremely common on stucco homes.

That said, not all cracks are created equal. Larger, stair-step, displaced, or moisture-related cracking can indicate more significant concerns and should be evaluated further.

What We’re Looking For

Preferred: Licensed Florida Home Inspector
Trade experience is a strong plus (electrical, plumbing, roofing, HVAC)
Goal-driven, self-motivated, and reliable
Comfortable working independently in the field

Requirements

Valid driver’s license with a clean driving record
Drug-free
Available Monday–Friday, with willingness to work at least one Saturday per month
Comfortable in tight spaces (attics/crawlspaces), walking roofs, and handling real-world conditions (heat, bugs, etc.)

What You’ll Do

Perform residential home inspections
Communicate findings clearly and professionally
Represent Florida Property Group in the field with integrity
