That Vent May Not Be Dirty

That dark ring around your AC vent might not be dirt.

During Florida summers, cold ductwork and supply vents can develop condensation when warm, humid air reaches them. Damaged insulation, air leakage, restricted airflow or drainage problems can make the situation worse.

What begins as a little discoloration can eventually lead to damaged drywall, wet insulation, musty odors or organic growth.

Painting over the stain only hides the evidence. The important part is determining where the moisture is coming from and why it is forming.

Not every stain is a major problem—but every moisture stain deserves an explanation.

You’d never know there were this many issues just by walking through this house.

This was a brand-new home in Lakewood Ranch, and on the surface it looked ready for its new owners. Once we started inspecting, that story changed pretty quickly.

In this reel, Nate and Chris walk you through some of the more significant issues we found before closing. Some are things the homeowner would probably never notice, while others could lead to much bigger problems if they weren’t corrected now.

Every home has a story. This one had a few that had been waiting 21 years to be told.

A cold spot on the ceiling led us to an HVAC supply vent that had been covered with drywall since the home was built.

A water stain on a bedroom ceiling led us into the attic, where we found deteriorating roof decking. Following the evidence to the exterior revealed the source: improperly installed drip edge flashing on a roof that’s only two years old.

Then we found something even more surprising—nearly half of the attic had no insulation at all. Twenty-one years of wasted energy and reduced efficiency, hidden above the ceiling.

A home doesn’t have to be old to have hidden defects, and a new roof doesn’t always mean a roof was installed correctly.

Every home has a story. Knowing it can make all the difference.

New or old, big or small—we inspect it all.
