A little September real estate goal šŸ”

I’m hoping to help a few more families buy or sell a home before we wrap up 2026!

I’ve built my business through referrals and word of mouth, and I’m incredibly grateful every time someone trusts me enough to send a friend, family member, neighbor, or coworker my way.

šŸ” Things they don’t teach you in real estate school…

The buyers signed at 7pm last night, and I stopped by first thing this morning to grab my lockbox from the front door.

Except… there was no lockbox on the door.

Because instead of waiting for me to come get it as soon as possible, the new homeowner apparently decided, ā€œI can handle this.ā€

And by ā€œhandle this,ā€ I mean he removed the entire doorknob, lockbox and all šŸ˜‚

Honestly, I can’t even be mad. The lockbox is technically off the house. Mission accomplished. āœ”ļø

There are approximately 47 ways I imagined retrieving my lockbox this morning.

Being handed the entire doorknob was not one of them. šŸ˜‚

Never a dull day in real estate.

And with that, a HUGE congratulations to my sellers on officially closing this chapter! šŸŽ‰ This was definitely one of the more… interesting listing situations I’ve had šŸ˜‚ and it kept us on our toes right up until the very end apparently.

And congratulations to the new homeowner on completing his first home improvement project less than 12 hours after settlement. šŸ”šŸ”ØšŸ˜‚

ā˜€ļøšŸ” Wrapping Up August: What Did the Summer Real Estate Market Actually Look Like?

I’m wrapping up August with 3 closings Monday, which feels like the perfect way to close out a busy summer, but this summer’s real estate market definitely looked different than what we’ve seen over the past few years.

The homes are still selling. Buyers are still buying. But the numbers show us that the pace has changed.

šŸ“Š According to the latest Bright MLS Weekly Market Report:

• 61,218 showings → down 6.7% from last year
• 4,802 new contracts → down 5.3% from last year
• 525 canceled listings → UP 23.8% from last year

This marks the 7th straight week that showings have trailed 2025 and the 3rd straight week that new contracts have been down year-over-year.

And maybe one of the most telling numbers: canceled listings have now been at their highest level in four years for 11 straight weeks.

What does all of that mean?

šŸ” FOR SELLERS: Homes are absolutely still selling, I have 3 listings closing just this week to prove it! But buyers have more choices and are taking more time to make decisions. Pricing correctly from the beginning, preparing the home well and having a strong marketing strategy matter even more in this market.

šŸ”‘ FOR BUYERS: More inventory and less competition can create opportunities we simply didn’t have during the frenzy years. There may be more room to negotiate price, seller concessions, closing costs or even a rate buydown.

šŸ’° And speaking of rates…

The average 30-year fixed mortgage rate is currently 6.66%, compared with 6.65% last week and 6.56% one year ago.

Rates really haven’t changed much. What HAS changed is the market around them.

More homes to choose from + slower price growth + sellers who may be more willing to negotiate can change the overall affordability equation.

As we head into the fall market, I think that’s the biggest takeaway from this summer: we’re moving toward a more balanced market.

It doesn’t necessarily favor every buyer or every seller. It means strategy matters.

And after a busy summer and the first week of school officially DONE šŸ™Œ, I’m ready to see what the fall market brings! šŸ‚šŸ”

I love staging my vacant listings. šŸ”āœØ

Sometimes a home doesn’t need a a lot to make it shine, just a few well-placed pieces to make it feel warmer, brighter, and help buyers notice the features that really stand out.

I almost always dress up a fireplace because it’s such a natural focal point, and I love finding little ways to highlight the unique details in each home.

And of course…staging gives me a very good excuse to thrift. šŸ˜‚

My latest find is this basket and I cannot decide what it was actually meant for. My first thought was magazines, then maybe rolled blankets?

• Talk with a lender to understand your budget and loan options
• Learn what upfront costs to expect beyond the down payment
• Get pre-approved before you start seriously shopping
• Work with an agent who can walk you through inspections, offers, contingencies, and closing

IT’S MARYLAND TAX-FREE WEEK

From now through Saturday, Aug. 15, you can skip Maryland’s 6% sales tax on qualifying clothing and shoes priced at $100 or less, and the limit is PER ITEM, not your total purchase.

A few things to know:
--Clothing & shoes: Tax-free if each item is $100 or less
--Backpacks/bookbags: The first $40 is tax-free
--Online shopping counts, too, as long as the purchase meets the state’s timing requirements
--Store coupons can bring an item down to $100 or less and make it eligible, but manufacturer coupons don’t count the same way
--An item over $100 is fully taxable. A $110 pair of shoes doesn’t get the first $100 tax-free.
--Jewelry, watches, handbags, umbrellas, scarves, ties and most other accessories are NOT included.

The tax-free week runs through 11:59 p.m. Saturday. What’s on your back to school list?
