When I first started investing in real estate, I paid for coaching. Mentor programs are expensive, I wonder if mentors make more money on education than actual investing in real estate. There are so many coaching programs available, it makes me think that coaching is where the real money is at.
One day, I met a lady that seemed to be interested in my success as an investor. She said she'd train me and we would split deals together. 😀 A Win/Win! We met at a fast food restaurant and we talked about how much money I had set aside to invest.
What I heard was we were going to work deals together, she'd train me and we'd split the deals. One soft drink later, she pulls out this contract, training for $25,000. No way I was going to give $25,000 just like that, and she said she'd accept $10,000 that day and $15,000 the next or for me a week later. Wait a minute I said. This is not what I thought you meant...and what training would you provide? She said, "I'm going to show you how to "drive for dollars". When I said no thanks, she got in her SUV, peeled out in the parking lot, and drove out of their like a bat out of hell!
I've always wondered, if coaches or mentors believe in their services, wouldn't they partner together on deals and get paid that way? After all, hands on is the best training. I asked one of my coaches this question and his answer was that if a coach does not charge, then the student wouldn't feel their is value. If coaching is free, it doesn't have value. The other reason is because coaching take so much time from their personal life and business goals. I get that.
I had posted a few years ago to JV a deal together and get real education. Guess how many people JV'd with me. That's right! Zero. I did not charge anything, so there must not have been any value.
Well guess what, here's another chance of No Value. My guess is there will be zero people that have been wanting to invest and tell themselves I just don't have the money or resources, or whatever excuse. And I'll see them at a Real Estate meetup and paying hundreds or thousands of dollars for coaching and miss this opportunity.
I believe there are wonderful coaching programs out there. I continue to have coaching in real estate, even today. I've been in several coaching programs and I've learned and grown from each of them.
I'm offering an opportunity to JV with me by simply inputting property that may lead to investing opportunity and split deals together that close. Wholesale, leasing, flipping. I am in the Houston, TX and surrounding areas.
