Starting something new: 𝙎𝙩𝙧𝙚𝙚𝙩 𝙉𝙤𝙩𝙚𝙨.

Armada Drive curves where most Pasadena streets run straight. There’s no obvious reason for it—the bluff is flat—but that simple deviation gives the street a character all its own.

Camphors and palms, old homes, quiet sidewalks, and a trail that leads down into the Arroyo Seco canyon.

𝟭𝟯 𝘀𝗾𝘂𝗮𝗿𝗲 𝗺𝗶𝗹𝗲𝘀. 𝗡𝗲𝗮𝗿𝗹𝘆 𝟮𝟬𝟬,𝟬𝟬𝟬 𝗳𝘂𝘁𝘂𝗿𝗲 𝗿𝗲𝘀𝗶𝗱𝗲𝗻𝘁𝘀.

Spent the weekend touring model homes out here with clients — exploring what’s shaping up to be one of the largest master-planned communities in SoCal.

At full buildout, the plan includes 10 new schools, 400+ acres of parkland, and millions of square feet of retail.

The centerpiece? Ontario Grand Park. At 340 acres, it will stretch over 3.5 miles — a full mile longer than Central Park — featuring a 5,000-seat amphitheater, community farm hub, and miles of trails. Phase one is already underway.

But what stood out most wasn’t just the layouts or oversized islands — it was the builder competition. Rate buydowns and closing incentives are creating monthly payments that resale sellers simply can’t match right now.

That’s where the math gets interesting.

School started. Drove past the new office, more than once. 9 holes after work — then 18, but who’s counting? A few texts worth keeping. Tried some new recipes. A Sunday in new construction out in Ontario. One client into escrow on a top floor loft.

Last month I mapped out a perfect Saturday in Pasadena. This time around, we’re skipping over to neighboring La Cañada Flintridge. 🌳

Just six miles apart, but completely different personalities—slower, greener, and centered right against the foothills.

Here’s how I’d spend my Saturday:

▪️𝟴:𝟯𝟬 𝗔𝗠 — 𝗕𝗿𝗲𝗮𝗸𝗳𝗮𝘀𝘁 𝗮𝘁 𝗛𝗶𝗹𝗹 𝗦𝘁𝗿𝗲𝗲𝘁 𝗖𝗮𝗳𝗲 Start the weekend with a proper sit-down breakfast at a longtime local staple. Hill street cafe La Canada

▪️𝟵:𝟯𝟬 𝗔𝗠 — 𝗟𝗮 𝗖𝗮𝗻𝗮𝗱𝗮 𝗙𝗮𝗿𝗺𝗲𝗿𝘀 𝗠𝗮𝗿𝗸𝗲𝘁 Walk the stalls for fresh produce, flowers, and whatever looks best that week.

▪️𝟭𝟭:𝟬𝟬 𝗔𝗠 — 𝗔 𝗦𝘁𝗿𝗼𝗹𝗹 𝗧𝗵𝗿𝗼𝘂𝗴𝗵 𝗗𝗲𝘀𝗰𝗮𝗻𝘀𝗼 𝗚𝗮𝗿𝗱𝗲𝗻𝘀 Wander the oak forest, rose garden, and quiet trails of one of the area’s most beloved landmarks. Descanso Gardens

There are countless ways to spend a Saturday here, but this itinerary is hard to beat.

As we head into fall, I’m looking forward to covering even more seasonal events and local spots around the area. Figuring out which of these towns fits you is my favorite part of the job.

Most buyers assume winning a home comes down to one thing: writing the highest check.

In reality, the best deals are often won before a single line of the contract is typed—on a phone call with the listing agent.

Price is just one lever. Understanding the seller’s timeline, their pain points, and what went wrong with previous offers gives you leverage that paper alone can’t buy.

EVERY seller wants something different, so you can’t tailor an offer if you never ask.

A buyer isn’t evaluating your furniture. They’re deciding, in about eight seconds, whether they can picture their life here.

That’s the part people underestimate about staging. It isn’t decorating — it’s removing every reason to hesitate.

WEST END DECOR staged every room in this post. She has an eye for scale you just can’t teach, and she never over-furnishes a room just to fill space. That’s the reason the decision keeps going my sellers’ way.
