The market doesn’t care what you need to sell your home for.

It doesn’t care how much money you invested getting it market ready.

It doesn’t care about the weekends you spent landscaping, the fresh paint, the new mulch, the pressure washing, or finally spraying WD-40 on that squeaky hinge you’ve ignored for the last five years.

And honestly... that’s one of the hardest parts of selling a home.

Buyers don’t pay for your effort. They pay for what your home is worth in today’s market.

If you don’t want to spend months chasing price reductions, price it correctly from the start.

Not based on what your neighbor sold for a year ago.

Not based on what you need to walk away with.

Not based on what you spent preparing it.

Price it based on what today’s buyers are actually willing to pay.

In this market, I’d much rather price on the lower end of the comparable sales than reach for the top. The right price creates urgency. Overpricing creates hesitation.

I’ve watched too many sellers start high, sit on the market for weeks, reduce their price multiple times, and ultimately sell for less than they likely would have if they’d priced it correctly on day one.

The market always tells us the truth. The sooner we listen, the better the outcome.

And if you decide to go against this advice, I know you’ll remember this post in 2 months when your house is still sitting 🙈🫠😬
