1. Water stains on the ceilings — Could mean there’s been a leak, and fresh paint doesn’t always mean the problem was fixed.
2. Musty or damp smells — If something smells off, I want to know where it’s coming from.
3. Black, cracked, or peeling caulking — Bathrooms can tell you a lot about how consistently a home has been maintained.
4. Dirty HVAC filters — If a simple filter hasn’t been changed, I start wondering what bigger maintenance has been ignored.
5. Cracks with obvious patchwork — Not every crack is serious, but I want to know why it happened before assuming it’s cosmetic.
6. Multiple outlets or switches that don’t work — One might be an easy fix. Several deserve a closer look.
7. Gutters packed with debris — A small maintenance issue that can eventually turn into water and roof problems.
8. Brand-new finishes covering OLD systems — New countertops are great, but I’m also looking at the roof, HVAC, plumbing, electrical, and water heater.
A house can photograph beautifully and still have problems hiding underneath.
