One of the most important periods in a California real estate transaction is the contingency period, when buyers conduct inspections and investigations of the property.
🔍 After inspections, buyers may discover issues that need attention. At that point, they can submit a Request for Repairs to the seller.
✅ BUYER OPTIONS:�• Request repairs before closing�• Request a credit toward closing costs�• Request a price reduction�• Accept the property as-is�• Cancel the contract (if still within contingency timelines)
✅ SELLER OPTIONS:�• Agree to all requested repairs�• Agree to some repairs and negotiate others�• Offer a credit instead of repairs�• Decline the request and negotiate further�• Keep the property in its current condition if an agreement cannot be reached
💡 Important: Repair requests are negotiable. The goal is to reach a solution that works for both parties while keeping the transaction moving toward a successful closing.
