This week, we worked on 𝗮 𝘃𝗮𝗰𝗮𝗻𝘁 𝗹𝗮𝗻𝗱 𝗮𝗽𝗽𝗿𝗮𝗶𝘀𝗮𝗹 𝗶𝗻 𝗣𝗮𝘀𝗮𝗱𝗲𝗻𝗮—and this one came with some significant challenges.

This property is 𝗻𝗼𝘁 𝗳𝗶𝗿𝗲-𝗿𝗲𝗹𝗮𝘁𝗲𝗱, but it has experienced 𝗺𝗮𝗷𝗼𝗿 𝗹𝗮𝗻𝗱 𝘀𝗹𝗶𝗽𝗽𝗮𝗴𝗲, leaving only a minimal potential building area. Assignments like this require careful consideration of the property's physical characteristics and how those limitations can affect its overall utility and marketability.

This week brought a wide range of challenging and specialized appraisal assignments.

We helped two clients determine a marketability discount for a 10% ownership interest in a property, an important consideration when valuing a fractional interest and seeking to avoid probate.

We also handled lots and lots of casualty loss assignments in both Pacific Palisades and Altadena, helping property owners and professionals navigate the valuation questions that arise after significant property damage.

This condo presented an interesting floor plan: 𝗮 𝗿𝗲𝗹𝗮𝘁𝗶𝘃𝗲𝗹𝘆 𝘀𝗺𝗮𝗹𝗹 𝗳𝗶𝗿𝘀𝘁 𝗳𝗹𝗼𝗼𝗿, 𝗮 𝘀𝗶𝗴𝗻𝗶𝗳𝗶𝗰𝗮𝗻𝘁𝗹𝘆 𝗹𝗮𝗿𝗴𝗲𝗿 𝘀𝗲𝗰𝗼𝗻𝗱 𝗳𝗹𝗼𝗼𝗿, 𝗮𝗻𝗱 𝗮𝗻 𝗶𝗻𝘁𝗲𝗴𝗿𝗮𝘁𝗲𝗱 𝗴𝗮𝗿𝗮𝗴𝗲.

From an appraisal perspective, understanding how a property’s living area is distributed across levels is important. Two properties with similar overall square footage can function very differently depending on their layout, access, garage configuration, and how the living space is utilized.

Floor plans and measurements help us better understand the physical characteristics and functional utility of a property, details that are important when analyzing a property and selecting appropriate comparable sales.
