Of course the birth was amazing, but bringing baby Julia home is when it really hit me… this is freakin’ AWESOME! A lot of you already have kids, so you know exactly what this feels like. I definitely think I’m getting a little bit of late start, but better late than never!
I’m looking forward to this new way of life, which for now includes learning how to still function highly on minimal sleep lol. Would’ve definitely been easier in my early 30’s but I relish the challenge(something for you younger guys to consider).

Most people hear DSCR and assume the rent has to cover the entire mortgage payment.

Not with this one.

This is a No Ratio DSCR loan.

No personal income used to qualify.
And with 25% down, the rental income doesn’t even have to cover the PITI.

Example:

$2M purchase
25% down
$1.5M loan
7.375% rate
1-year prepay

Pretty dang good option for an investment property when the numbers don’t work on a traditional DSCR loan.

Rates are mostly in a holding pattern today. The market is focused on Wednesday’s Fed meeting. Lower oil prices are helping bonds this morning, but lenders are waiting for the Fed before making any meaningful moves.
