Stock market vs Real estate
This is mainly focused on leverage and using other people’s money (the bank) to be specific!! There are many benefits with investing in real estate! To be clear and honest, I invest in both, to diversify but the reality is that stocks take a long time to build up, bc you have to buy 100% of the stocks you invest in. I’m about $11k invested into stocks plus another $15k into my Roth IRA. We also put in about $175k into real estate between down payments and renovations so far. That investment has grown by about 3x in the last 5 years if not more! That’s bc of leverage! Your returns are on the full price not just your down payment. Buy a primary home, and sit on it until you feel comfortable and can rent that home to a tenant and then buy your second home again as a primary home! Then the third!
That’s how you grow exponentially and save to gain back your time!

Congrats to Jonathan + Anna and their 2 boys. They were sending us homes every day, going to open houses on their own, and viewing homes online. This doesn’t happen often, but we saw a home on the market that we knew would fit them best! We showed them the home and luckily the home had been sitting on the market for about 35 days. We submitted an offer with 21k coming back to them for closing costs and for repairs. The seller agreed! The home had very mild things that needed repairs. The foundation, framing and roof were ok. The AC was fairly new, and plumbing was fine. Electrical may need work in the future but everything was working fine. They bought the home and in the process of renovating the second bathroom. The kitchen is great and fairly new! Jonathan loves to cook for his family and I bet is loving it!
The back yard is great for their ten are kid and their youngest will soon learn to walk and will enjoy it with his big brother! Loved helping them! They were a bit quiet initially, but after learning that I we both have Guatemalan families (me and Anna ) that helped break the ice! I also look armenian! :) maybe : maybe not, and know 2 words in armenian and how I connected with jonathan lol - well… our past client is his brother, so that’s the connection! Congrats !!

Simply buy a primary home. What ever you can afford at that given time! A condo, a single family home, a duplex, triplex or 4plex.
Get pre-approved for a low down payment loan and buy.
Live in it for 1 to 2, to 3 or more years. Keep saving money. Keep paying your mortgage on time, paying down the loan, and letting the property gain value! Then you can buy your next property and rent the first one! You know how many millionaires have started like this??? Many!

The past 11 years have taught me a lot!
One of the main things I have learned especially with friends and family is that:
I have to follow the process for a successful purchase! Sometimes friends will allude to not wanting to have a formal buyer consultation… that’s the worst thing to do, as we do not understand exactly what the client wants and needs.
