Trying to buy a home in today’s market can feel like a lot 😵‍💫🏡

Interest rates, competition, negotiations, inspections, timelines, paperwork… and somehow you’re supposed to know what all of it means while making one of the biggest financial decisions of your life 😅

That’s why I always tell first-time buyers this: you do not need to have everything figured out before starting. Most people don’t.

Neighborhood spotlight: Anaheim 🍵✨

Got an iced matcha oat latte from Thank You Coffee this morning and spent some time driving around the area and Anaheim just has such a fun energy to it lately!

It’s one of those cities that keeps evolving. You have the older neighborhoods with so much character mixed with new restaurants, coffee shops, breweries, and newer developments constantly popping up 👀✨

I feel like people sometimes overlook Anaheim when thinking about Orange County, but there’s actually a lot to love here. You’re close to everything 🌴⚾️🎡 Great food, concerts, sports, Disneyland, easy freeway access, and compared to some neighboring OC cities, buyers can still find a little more value and space for the price.

Home prices are generally sitting around the high $800Ks to mid $900Ks depending on the neighborhood and type of home 🏡

Also… any neighborhood with good coffee automatically gets bonus points from me ☕️😂

The spring housing market in LA is picking up and I'm already seeing how competitive things are getting again 🌸😅

Just this week I had a couple situations where buyers thought they were going to need to go way over asking, but what actually made the difference was not just price but how the offer was put together 📝

Sellers are dealing with a lot right now with more showings, more interest, and more decisions. So the offers that stand out are the ones that feel easy, clean with no extra stress.

Strong financing, realistic timelines, and fewer complications have been winning out more than once already this season and that’s something people do not always realize. You don’t always have to be the highest offer, you have to be the one that feels most solid and most likely to close without issues 💥

Neighborhood spotlight: Whittier ☀️🏡✨

One of my favorite parts of exploring neighborhoods is finding little local spots like Favorite Coffee Museum ☕️

Stopped by recently while spending time in downtown Whittier and it was such a fun find. The café is filled with beautiful pottery and ceramics, so the whole space almost feels like a tiny art gallery while you’re sipping your coffee 🎨✨

Pictured here is the strawberry einspanner 🍓 and the cookies and cream einspanner 🍪. Both were super creamy, lightly sweet, and really well balanced. Their menu is full of creative drinks, so it is a great spot if you like trying something a little different from your usual latte!

One of the things I love about showing homes in Whittier is spending time around the downtown area. It has such a charming small town main street feel with coffee shops, brunch spots, bakeries, and local restaurants all within walking distance ☕️🥐🍳 You can easily spend a slow weekend morning grabbing coffee, walking around, and popping into a few local shops.

From a real estate perspective, Whittier has been coming up more and more in my searches lately. A lot of my first time buyers are looking here because it sits in a convenient pocket between Los Angeles and Orange County while still offering more space and value than many central LA neighborhoods 📍

Right now the median home price in Whittier is around the mid $800Ks, with many single family homes landing somewhere in the high $700Ks to low $900Ks depending on the neighborhood, lot size, and condition 📊🏡 For buyers trying to stay under the million dollar mark but still want a house with character and a yard, this is definitely an area worth keeping an eye on 👀

And of course… a neighborhood with great coffee always scores extra points in my book ☕️✨

Buying right now isn’t easy 😅

Homes aren’t flying like they used to, but the good ones still go quickly. There’s more to choose from, which sounds great… until you realize it can also make decisions harder.

With these two, the process took about 3 months. Lots of questions, lots of showings, a few “almosts”… and then the right one came along 🙌🏼😍

When it did, we moved with intention ⚡️ Strong offer, smart terms and a negotiated seller credit 💪🏼
A smooth escrow without unnecessary stress 🙏🏼

That’s what this market really looks like right now.
Patience + strategy matters more than rushing or guessing.

And honestly, the work doesn’t stop at closing. I’ve loved continuing to support them with trusted electrician and plumber referrals as they start settling in and making the space their own 🔑🏡

DTLA will always have a little piece of my heart 🥹🏙️

I used to live in Downtown “back in the day” 😅 Back when grocery runs meant navigating Spring Street traffic and weekends were rooftop bar hopping without even needing an Uber 😂 The energy was unmatched. Gritty, creative, a little chaotic… but in the best way.

Pictured: the matcha einspanner from Saero 🍵✨ (so good, by the way hehe creamy, bold, slightly sweet foam on top… 10/10 would walk a few blocks for it again).

Downtown has changed a lot over the years. We’ve seen waves; the pre-pandemic boom, the quieter reset years, and now a steady rebuilding of momentum.

What I’m noticing lately:

• More boutique coffee shops and concept cafés popping up again ☕
• Continued investment around South Park and near LA Live 🏀
• Buyers quietly re-entering the condo market because pricing is more approachable than Westside single-family homes

For context, many DTLA condos trade in the mid $500Ks to $800Ks depending on building, amenities, and walkability. Compared to a $1M+ starter home elsewhere in LA, that price point has been drawing in first-time buyers who want lifestyle + skyline views 🌆

Downtown isn’t for everyone. But if you love walkability, food downstairs at 9pm, rooftop pools, and city energy, it's still one of the most unique pockets of LA!

Living there shaped such a fun chapter of my life… and it’s cool seeing how the neighborhood keeps evolving 🤗

This one made me smile so big 🥹🍃🗯️

My clients just closed on their first home and sent this while taking a break from painting… eating fresh guavas from their own courtyard tree 🏡✨ I mean 🥹 that’s the dream!!

This wasn’t the simplest transaction either. It was a probate sale with extra layers and a few bumps along the way. But they stayed steady, asked thoughtful questions, and trusted the strategy when it mattered most. That trust is what got their offer accepted 🤗

Here’s the real takeaway 💡

Homes sold in late 2025 were owned for an average of about 8.55 years, the longest stretch in at least 25 years!

That means fewer people are selling… and less inventory = more competition when good homes hit the market! 😯

Here’s the twist: in California markets like Los Angeles, the typical homeowner stays put much longer (nearly two decades in some areas!) thanks to things like low property-tax rates and people holding onto older, low-rate mortgages.
