Thinking about waiting until fall to list? Here's the framework I use before picking a date.

I don't choose by season alone. I look at how many serious buyers are still active, whether fall competition is likely to build, and whether the home can be fully ready without rushing.

Around Pasadena and the foothills, late summer can work very well when demand is still there and the prep is polished.
