The light changes first. Longer shadows, softer afternoons. Then the farmers markets start leaning into squash and apples. Then you notice the jacket you grabbed without thinking about it.

That number blends two very different markets — single-family homes and condos — into one figure that describes neither. The SFR-only median in Q1 2026 was closer to $1.55M. Bungalow Heaven runs tighter. East Pasadena sits around $2.1M. Madison Heights spans from $800K to nearly $2M depending on what closed that month.

Older homes with lower ceilings tend to feel grounded and intimate in a way that's hard to manufacture. The molding, the proportions, the way rooms connect — it all works together. New builds with soaring ceilings can feel expansive or cold depending on how the rest of the space is finished.

Neither is better. But knowing the difference changes how you evaluate a home. From experience, it's one of the things buyers feel before they can name it.
