CASE STUDY ALERT:
In this market where offices are having more and more vacancy, I am pleased to share that the Towne Center Offices located at 150 N Santa Anita Avenue, Arcadia, CA has been fully leased. Over 80,000 square feet of space is fully occupied.

When we got the listing, ownership had been trying to lease the building on their own for about a year. The building was 25% vacant. Since getting the listing, we were able to fill the vacancies with national and international tenants and local professionals.

The keys to success for this building were the following:
• Timely responses to potential tenant inquiries by my team.
• Visible signage from the different parts of the property; there were many times were I would receive a call from someone driving by
• Willingness to split up bigger spaces into smaller spaces to respond to market demand; this also helped keep the rates higher as smaller spaces commanded higher rates.
• Ownership was flexible and willing to make deals; this was especially evident during the covid epidemic.
