The 2026 housing market isn’t showing the wild swings many people fear. It’s showing something far less dramatic: stability.

🏠 Home prices have leveled out.

After years of rapid growth, national home prices are moving at a slower, steadier pace. That points to a healthier market, not a sudden collapse.

🔑 Housing inventory has steadied.

The number of homes for sale is no longer changing at the extreme pace we saw during and after the pandemic. Buyers can shop with more clarity, while sellers can better understand their competition.

📉 Mortgage rates have found a range.

Rates are still higher than many buyers would prefer, but they’ve remained mostly within the 6% to 7% range for the past few years. That predictability makes it easier to plan your budget and decide what works for you.

The takeaway? A calmer market doesn’t mean every city, neighborhood, or price point is behaving the same way. Real estate is local, and the smartest decision comes from comparing your goals with current local data, not scary national headlines.

The local housing market is giving buyers, sellers, and investors different opportunities depending on the community.

✅ Buyers: Alhambra and Los Angeles are more balanced, giving buyers additional time to compare homes and negotiate. Pasadena also offers more choices, although demand remains strong.

✅ Sellers: Pasadena, South Pasadena, and San Marino continue to favor sellers. Limited availability and strong demand can still create competition for desirable homes.

✅ Investors: Properties that have been available longer or experienced price adjustments may offer negotiating opportunities, particularly in Los Angeles and Alhambra.

📌 Bottom line: Buyers are gaining leverage in parts of the market, but highly desirable communities near Pasadena continue to favor sellers. Pricing, property condition, and location remain important.
