My relationship with this young lady started when she enrolled into my Spanish class as a 9th grader. Now, she is a whole ADULT, doing grown up things and today I got to hand her the keys to her very first home. 🙏🏾 Words can't even describe the sense of pride that I feel on all counts.

This wasn't necessarily an "easy" transaction, but the team of people that I worked with sure made it feel that way.

From the lender, to the Seller's agent, and ESPECIALLY James Schroeder and his team at Community Title Network! Everytime I work with them on a transaction, the agents on the OTHER SIDE are always so impressed with them that they say they plan to use them in the future. He was my Settlement Officer when I bought my own home, and I'm still using him today, so you already know what I think. And of course, Lee Pop McCown, who not only found the condo in the first place, but also did the comps so that we could present a solid offer. 🫶🏽

Congrats to my buyer and to everyone that made her dream of home ownership a reality. Now that that's done, who's next???

Potential Buyer Client: Do you think it would help if I talked to another lender? The one that I contacted only talked to me about FHA, and only approved me for XYZ amount, with a co-signer. What about first time buyer grants and....

Me: Okay, this is how this works....

You must (sending hugs) first qualify for a loan. That qualification is based on your credit worthiness and your income. The other stuff is there to help you....WHEN you qualify. And FHA loans have the most flexible qualification standards.

NOW, what you should do is talk to a lender so that they can REALISTICALLY tell you:

✅ What you qualify for, OR
✅ What you should do in the meantime if you don't qualify YET.
