Just sold in Silver Lake.

I’ve got nothing but immense gratitude for my buyer for trusting me to help them find a place to call their own. Being a first time home buyer is nothing short of terrifying for anyone - especially in this part of town - and they did so boldly. I know they’ll reap the benefits of their fearlessness for years to come. It’s an excellent property with a huge garden that will keep them very busy and bring joy to their friends and neighbors.
lane.mao thank you for giving me the opportunity and the tremendous step in my career. Your poise and clarity are nothing but inspiring. Thank you for showing me how high the bar should be set for our clients and ourselves.

and the it was spectacular to get to know and work with you as “the guy who fell down the stairs”. You all are wonderful and I look forward to more in the future.

If you’re looking for a home in Northeast LA and the surrounding area, I’d love the chance to represent you and help you find a special place to call home.

LA CITY COUNCIL CD13 VOTER GUIDE | Part 4 | Rich Sarian

Homelessness remains the single most critical issue facing voters in Los Angeles. In our final segment, we are addressing the crisis head-on.

We extended an open invitation to all candidates on the ballot - Rich Sarian, Hugo Soto-Martínez, Dylan Kendall, and Colter Carlisle - to outline their direct plans for encampments, housing, and public safety.

Here is candidate Rich Sarian’s breakdown of what needs to change to get unhoused Angelenos off the street and into stable environments.

Our door remains open to the full field to share their platforms with our community prior to Election Day.

👇 What is the most urgent step the city needs to take right now to solve the homelessness crisis? Drop your thoughts.

LA CITY COUNCIL CD13 VOTER GUIDE | Part 3 | Rich Sarian

Our unique neighborhood identity relies entirely on mom-and-pop legacy shops, but corporate investor pressure makes it increasingly difficult for local small businesses to survive.

In Part 3, the focus is on commercial real estate. I extended an open invitation to all candidates on the ballot—Rich Sarian, Hugo Soto-Martínez, Dylan Kendall, and Colter Carlisle—to give us their solutions. Here, candidate Rich Sarian breaks down the current lack of protections for small business tenants in Los Angeles.

The invite remains open to the full field to share their platforms with me prior to Election Day.

💈Should the city implement more protections for small business commercial tenants? Let me know what you think in the comments.

How do we add much-needed housing density to Los Angeles without fueling neighborhood gentrification and tenant displacement?

We extended an open invitation to all candidates on the ballot—Hugo Soto-Martínez, Colter Carlisle, Dylan Kendall, and Rich Sarian—to sit down and answer these crucial real estate questions.

In Part 2, candidate Rich Sarian discusses his perspective as an LA renter, state housing legislation, and his proposal for building on underutilized commercial parking lots.

Our door remains open to the full field to share their platforms with our community prior to Election Day.

🏘️ How should the city balance new building density with renter protections? Drop your thoughts.

Wondering how to house hack in Los Angeles without buying a high-stress fixer-upper? You don’t need a construction zone to hack the LA housing market. Instead, look for move-in ready properties in Northeast LA with layouts that do the heavy lifting for you.

Here are 3 turnkey house hacking strategies working right now in Highland Park, Eagle Rock, and Glassell Park:

1️⃣ The Hillside Walk-Out: NELA is full of hillside homes featuring a main level upstairs and a finished guest suite or “rec room” downstairs with its own private entrance. Perfect for a mid-term rental or a travel nurse!
2️⃣ The Turnkey ADU Combo: Buy a character bungalow that already has a permitted detached accessory dwelling unit in the back. Live in the cozy back house and rent out the main 3-bedroom front house to cover most of your mortgage.
3️⃣ The Modern Co-Living Townhouse: Snag a brand-new construction townhouse in Eagle Rock where every bedroom has its own private bathroom. Rent out the extra suites to young professionals who want their own space.

🔥 2026 BONUS perk: Under Fannie Mae guidelines, lenders now let you use up to 30% of the projected rental income from an existing ADU to help you qualify for a conventional loan on day one. This drastically increases your purchasing power in competitive neighborhoods!

Want to see what’s available? Comment “NELA” below and I’ll send you a curated list of move-in ready homes with these exact layouts currently on the market! 👇
