Local stats are in and 3 out of 4 are giving deja vu all over again! 📊🥱
📦 Months of Inventory: 8, right in line with this time last year 🥱
💰 Median Sale Price: $842,500, nearly identical to last year 🥱
🏡 Number of Sales: 165, a modest bump from 144 last January 🥱
So yes — steady, steady, steady. 😴
🚨 Now for the stat that actually stands out:
⏱️ Median Days on Market jumped to 48, which is roughly double what we’ve been seeing on average.
Looking closer at the sold listings tells the real story. We’re seeing two very different outcomes happening at the same time:
✨ Homes that are priced well, in town and appealing to the largest buyer pools are still going into escrow in about a week.
🐢 Meanwhile, listings that had been sitting for triple-digit days on market are finally going under contract — pulling that average higher.
📌 What this means: the market is moving, but it’s selective. Strategy, pricing, and presentation matter and buyer opportunity is still high.
