The lifestyle component is great, but owner-operators looking for a successful investment are demanding production PROOF. If you want to find an undervalued ranch and create real value, you have to get your boots on the ground and "field-truth" the data.

Here’s how to analyze an operating ranch in today's market:

👉 Ask About the Feed Base: What are the irrigated acres? The native range? We ask: Was that carrying capacity based on a perfect year or an average year? Is it a ranch that can run a specific herd size even during a drought?

👉 Analyze the Leases: In the past, ranch brokers didn't place high value on public land leases. Today, we understand the stability they offer, but you must ask: How durable are they?

👉Get the right team (and a good consultant) to analyze the true condition of the ground.

For Buyers: Look for the "undervalued" ranch where the grass is healthy but the distribution is poor. That’s your opportunity to create massive value simply by improving the water points and the grazing plan. 🛠️🐄

We’re seeing a "Back to Basics" movement. While over-improved houses and massive lodges are nice, today’s buyer is refusing to overpay for anything that doesn't help the operation. They want to see:

Irrigated Acres: Reliable water delivery.
