PATTERSON, Calif. — One of the largest proposed industrial developments in California’s Central Valley continues to gain momentum along the Interstate 5 corridor in Patterson.
The Interstate 5 Trade Center, a proposed ±570-acre master-planned industrial and logistics park, is planned near Rogers Road and Zacharias Road directly adjacent to Interstate 5. According to project materials, the development could ultimately include approximately 7.8 million square feet of Class A warehouse, logistics, fulfillment, and light manufacturing space.
The project is located within Patterson’s rapidly expanding industrial corridor, already home to major regional facilities operated by companies such as Amazon, Restoration Hardware, Kohl’s, Grainger, and CVS Pharmacy. While earlier project materials referenced Brake Parts Inc., that Patterson facility has since closed operations.
At the same time, another mega-scale Amazon distribution project has already received approval in the area, further cementing Patterson’s growing role as one of the Central Valley’s most important logistics and distribution hubs.
Developers describe the Interstate 5 Trade Center location as strategically positioned for Northern California distribution, with direct access to Interstate 5, Interstate 580, and Interstate 205, as well as connections to the Port of Oakland and nearby rail intermodal facilities. The site also benefits from access to a growing Central Valley workforce from Patterson, Tracy, Stockton, and Turlock.
Conceptual plans show multiple large-scale industrial buildings ranging from approximately 36,000 square feet to more than 1.5 million square feet, along with phased roadway improvements and infrastructure upgrades designed to integrate with the Rogers Road corridor.
Project marketing materials emphasize flexible build-to-suit opportunities, fulfillment center operations, modern logistics infrastructure, 40-foot clear heights, and extensive trailer parking.
With Interstate 5 frontage, proximity to Bay Area markets, and continued large-scale investment, Patterson’s industrial footprint continues to expand at a remarkable pace.
