What does under $500K get you in Ricefields, Pawleys Island?

A single-level, 3-bedroom home with vaulted ceilings through the main living space, a primary suite with its own door to the newly screened porch, and a kitchen that opens onto that same porch — all of it leading out to a private, established backyard on a corner lot. At this price point, the updates matter: the HVAC system and thermostat were replaced in 2022, and this year alone brought a new driveway, a rescreened porch, and freshly painted exterior doors, porches and garage door.

Then there's the neighborhood. Walk across the street for the community pool, head down to the riverwalk in the evening for sunset over the Waccamaw, or launch a boat from the community ramp onto the Intracoastal Waterway. Everybody knows somebody who lives in Ricefields, or wants to — it's the kind of place where borrowing a cup of sugar from a neighbor still doesn't sound old-fashioned.

Golf in the front. Boat in the back.

So what's actually different between Huntington Lake and Harbor Club?

They're both villas. They're both behind the same gate at The Reserve. Walk both sections back to back, though, and you realize how little else they actually share.

Huntington Lake was designed around its lake. Most of the villas circle it and look out over it, and that shape gives the whole section a community feel — you're never far from a neighbor or the water. Harbor Club sits differently. Backyards are more private, homes are more separated from one another, and it's closer to the marina, which gives it a quieter, more traditional single-family feel even though it's still a villa section.

The architecture tells the same story from a different angle. Huntington Lake leans toward high ceilings and natural light. Harbor Club leans classic — transom windows, deep crown molding, real brickwork. Both were built with full-time living in mind, so the storage in each is excellent.

Huntington Lake has its own central amenity, a pool that looks out over the lake. Harbor Club doesn't have that — instead, some homes back up to protected wooded area, with pathways winding through The Reserve toward the bike path. Different amenity, same intention: give people a reason to be outside.

Real estate isn't always about what happens when everything goes right. Sometimes it's about what happens when everything goes wrong — and 915 Preservation Circle is a good example of both.

This home sat on the market longer than we expected when we launched it. We had a strategy going in, but the market told us it needed to change — and no realtor gets every call right on day one. So we went back to work: virtual staging to help buyers see the home's potential, contractor quotes on the feedback we kept hearing so buyers could see exactly what those changes would actually cost, new photography, updated print materials, paid advertising, and real follow-up with every interested buyer and their agent.

Months after launch — well past the point most listings have their moment — this one landed in multiple offers.

There isn't one marketing package that works for every property. Every home is different, and every market response is different. Our job is to keep listening, keep adapting, keep marketing, and keep working until every deal closes.
