Over the weekend we were speaking with friends about living arrangements 🏘️

And someone said something that inspired this post:

“Living in an apartment community is like having a built-in family, plus it's a lifestyle that offers so much more than just a place to live.”

From my perspective, multifamily becomes more attractive every day due to:

1️⃣ Affordability.
2️⃣ Access to trendy, desirable areas of town.
3️⃣ Property management - No worries about maintenance.
4️⃣ Amenities - Pool, fitness centers, grilling areas, pet parks and more.
5️⃣ Mobility - It’s easier to end a lease than to sell a home fast.

In today’s world, saving time and being part of a community is extremely valuable.

So, I would like to continue the conversation here...

📈 Discover the power (and peace of mind) of a preferred return!

It is a golden ticket to prioritize your investment growth. 🌟

Here's how it works:

When you invest in a real estate 🏡 syndication or fund that offers a preferred return to investors, you and the other passive investors will be first in line for profits until you reach that specified rate of return on an annual basis.

For example, let’s say you invest $100,000 in a deal offering an 8% preferred return. You would receive $8,000 per year in cash flow (maybe not each year, but cumulatively anyway) before the general partner (“GP”) shares in the profits.

It protects your investment if the deal goes sideways.

A deal without a preferred return isn’t necessarily a bad one, but just know that you’ll be paid alongside the GP, not before the GP (and it doesn’t hurt to ask why there is no preferred return 💡).

I told my son that education and challenging our perceived limitations leads to more choices and opportunities in life. This is the response I got...

A grunt and a shrug.

He knows I’m right. I know he’s listening and if I’m consistent in my message, it will sink in.

Working to pay bills is important, but purpose-driven work that pushes our boundaries is the true key 🔑 to success.

I do what I do professionally because I am passionate about democratizing access to real estate investments that:

✅ don’t require investors to have real estate expertise, and
✅ don’t require investors to manage properties.

When you align your work with your values and goals, you can achieve anything you set your mind to.
